Investment Approach
At Aligned Ventures our primary focus is to identify and invest in value-add multifamily assets. We target 100 units plus properties in key markets throughout the US with a primary focus on the Texas markets including Houston, Dallas, Austin and San Antonio. We love the value add space because with over 16 years of on-the-ground experience there’s no problem or property that we can’t handle. We build our foundation on identifying the right markets, the right properties, a fundamentally conservative underwriting approach and then focusing on ensuring that those properties are performing to our projections.

Value-add Strategy
Prior to purchasing any properties, we outline exactly what our business plan is and how we are going to deliver on our investment return projections. Each property is unique and will present different opportunities. We create a business plan tailored to each asset. Below are some key areas we focus on when analyzing a potential asset:
- Replacing poor management.
- Optimizing operations and operational procedures from day one.
- Implementing and executing property and unit level renovations and upgrades.
- Systematically increasing rents to market level.
- Cleaning up and removing bad tenants.
- Reducing overall operating expenses and identifying new vendors and service providers.
Our Investment Process
1.Market Research
We start with a data-driven analytical research process and analyze everything from job growth to population growth, crime trends, and many more. Once we select a market based on our research, we spend time in it personally talking to locals and getting a feel for the day-to-day to uncover the information that data alone can’t tell you.
2.Detailed Underwriting
Our history within multi-family operations allows us to make business plans and certain underwriting assumptions that are true to life. We are confident in our ability to accurately underwrite an asset using our sophisticated underwriting model and hands-on property visits paired with our deep understanding of operations.
3.Due Diligence
Detailed due diligence is critical to protecting the investment and integrity of the underwriting. With many years of experience in acquiring large assets, we know exactly what to look for and leave no stone unturned.
4.Rehab & Reposition
The first step to rehabbing a property for us is studying the market demands and seeing what the competition is offering and determining how we can fill a need in the market. It’s about selecting the right updates for each deal that will provide the biggest return on investment.
5.Asset Management
Leveraging our property management knowledge allows us to predict site-level issues and make adjustments before they happen. Asset management is where the rubber meets the road in multifamily acquisitions. We work closely with the property management team to provide support and guidance towards the successful execution of the business plan.
6.Exit Strategy
We regularly keep a close eye on all market conditions and return metrics. Knowing when to sell is a crucial part of getting the best return on investment. We pay attention to the trends and shifts in the MSA as a whole as well as the micro submarket of our assets. Intimately knowing the markets that we operate in gives us an advantage when exiting.
