Once we select a market based on our research, we spend time in it personally talking to locals and getting a feel for the day-to-day to uncover the information that data alone can’t tell you.
2.Detailed Underwriting
Our history within multi-family operations allows us to make business plans and certain underwriting assumptions that are true to life. We are confident in our ability to accurately underwrite an asset using our sophisticated underwriting model and hands-on property visits paired with our deep understanding of operations.
3.Due Diligence
Detailed due diligence is critical to protecting the investment and integrity of the underwriting. With many years of experience in acquiring large assets, we know exactly what to look for and leave no stone unturned.
4.Rehab & Reposition
The first step to rehabbing a property for us is studying the market demands and seeing what the competition is offering and determining how we can fill a need in the market. It’s about selecting the right updates for each deal that will provide the biggest return on investment.
5.Asset Management
Leveraging our property management knowledge allows us to predict site-level issues and make adjustments before they happen. Asset management is where the rubber meets the road in multifamily acquisitions. We work closely with the property management team to provide support and guidance towards the successful execution of the business plan.
6.Exit Strategy
We regularly keep a close eye on all market conditions and return metrics. Knowing when to sell is a crucial part of getting the best return on investment. We pay attention to the trends and shifts in the MSA as a whole as well as the micro submarket of our assets. Intimately knowing the markets that we operate in gives us an advantage when exiting.
