THE ALIGNMENT THESIS

1

The "20% Rule"

We don't just syndicate deals; we anchor them. We commit 20% of the equity in every transaction. We sit in the same capital position as you, meaning we only profit when the asset performs.
2

30 Years of "Boots on the Ground"

Startups disrupt; real estate endures. We bring 30 years of combined operational experience to every asset—from leasing and renovations to complex turnarounds. We aren't learning on your dime. We have seen market cycles, managed crises, and built wealth through execution, not luck.
3

Balance Sheet Stability

In a volatile market, the sponsor's liquidity is your safety net. With a $27M+ personal balance sheet, Aligned Ventures has the staying power to execute business plans without desperation. We don't need transaction fees to keep the lights on, and we don't make short-term decisions to solve cash flow problems.

THE EXECUTIVE TEAM

ARNOLD OLSHANESKY

Founder & Principal

Arnold is an operator first and an investor second. Over two decades, he built a $27M+ personal balance sheet the hard way: by taking startups from raw concepts to profitable, scaled enterprises. He knows that a business plan is worthless without execution.

He established Aligned Ventures to bring that same operational rigor to multifamily real estate. While other syndicators simply “aggregate capital,” Arnold treats every property like a standalone business—focusing on strict KPI management, expense control, and forced appreciation.

Today, Arnold uses Aligned Ventures to protect and compound his own family’s capital. He acts as the Lead Investor in every transaction, ensuring that the firm never chases a deal that he wouldn’t buy with his own money.

TYLER EVANS

COO & President of Operations

While many in private equity manage assets from a spreadsheet, Tyler manages them from reality.

His 18-year career is defined by a rare “ground-up” ascent. Starting as a leasing agent, he mastered every layer of the industry—from property manager to Regional Manager—eventually becoming the VP of Operations for a massive 6,000-unit portfolio.

Tyler joined Aligned Ventures to cut through corporate red tape and transition from “Manager” to “Owner.” He brings an instinctual understanding of asset performance that data alone cannot provide. He knows how a neighborhood feels, how a property breathes, and exactly where operational inefficiencies hide.

At Aligned Ventures, Tyler bridges the gap between our financial projections and on-the-ground execution.

SAM ABRASH

Head of Operations

Great investment ideas fail without the infrastructure to support them. Sam is the architect behind Aligned Ventures’ operational efficiency.

Before moving into private equity, Sam served as COO for a high-volume e-commerce firm. There, he didn’t just manage growth; he engineered it—scaling the organization to 50+ employees and $50M+ in annual revenue.

He brings that same institutional discipline to Aligned Ventures. Sam leads the integration of our technology, investor reporting, and internal workflows. He ensures that while our portfolio grows, our communication remains transparent, accurate, and timely.

Sam’s role is simple: to ensure the investor experience is as reliable as the asset performance.

OUR COMMITMENT

Transparency as a Standard

We do not cloak our offerings in complex jargon. At Aligned Ventures, you receive detailed underwriting grounded in facts, not fluff. You will always understand exactly how we arrived at our projections and why we stand by them.

We share the risk. Experience counts, but skin in the game counts more. You stay informed and empowered throughout the process, backed by a sponsor whose own capital is always on the line.

We demand more. Aligned Ventures was founded for investors who refuse to settle for surface-level promises. We offer clarity, rigor, and a partnership defined by unwavering focus on capital preservation.
